Toronto homes and condos are still in demand as there are always people who need to move whether the real estate market is up or down.
Sales of houses & condos in Toronto have slowed down due to economic uncertainties, affordability issues and lack of investors. High prices and mortgage rates have pushed potential buyers out of the market. However, Central Toronto houses are selling well in popular areas. On the other hand, the large number of condos for sale is pushing prices downward.
Sales of new pre-construction condominium towers have slowed down dramatically to levels not seen in decades so prices per square foot are down. A few years ago, many investors bought at high prices and may not be able to close this year. We may only see a few new condo projects in 2026.
The Toronto condo rental market is also affected due to large inventory of condo rentals on the market. Condo rental prices are now lower than recent years. Some new condo projects are cancelled and will convert to purpose-built rental buildings to meet the demand to live in Toronto.
Mortgage rates are stable but still relatively high which affects affordability. Make sure to discuss your options with a professional mortgage broker.
